SOFT PRESSURE WASHING FOR GENTLE SURFACE

Both soft washing and pressure washing are effective ways to keep your building’s exterior clean. However, they achieve that in very different ways. A lot of people are not quite sure how the two differ in scope, and how each can benefit the property. 

The answer is more complex than you might think. While they are both placed in the “power washing” category, it’s important to know when to use each method. When you need your building‘s exterior professionally cleaned, SILVERBACK POWERWASH certified professionals will help you to decide whether you should have it pressure or soft-washed, depending on which parts of the property you would like us to work on. 

Our PRESSURE WASHING equipment uses a wand that expels highly pressurized hot jet water of 200°F at 2,500 to 15,000 PSI (pounds per square inch) to forcefully remove any dirt, grime, scum and oil from the surface that it comes into contact with. 

This amount of pressure is highly effective for removing heavily embedded stains and grease, ingrained contaminants, loose paint on aluminum and grayed out wood fibers when intending to repaint. However, there is a possibility that it could damage some softer surfaces of your exterior. 

As an example, it may remove paint from wood or coating off your deck, destroy window screens and vinyl fences, disturb your sidings or damage shingles which runs the risk of nullifying their warranty. So, while PRESSURE WASHING is more effective generally, it does pose some risk of damage to gentle textures, because of structurally compromising them.

Conversely, SOFT WASHING forgoes much of that pressurization in favor of specialized cleansers. The water we use to soft wash your home won’t have PSI (pounds per square inch) over 1,000. Rather than relying on high pressure to clean your buildings, SOFT WASHING uses a high flow of low pressure in “dwell time” and formulated detergents to clean their surfaces. 

These detergents are safe for your health, your property and the environment. Different detergent strengths are used for a huge variety of applications including but not limited to: ALL Buildings, Roofs (Cedar shake, Shingles), Concrete Pavers, Vinyl and Wood Fencing, Brick, Stucco and Coquina, Screens, Screened enclosures, Lanai and nearly any other surface. 

The dark spots on a roof consist of a type of algae that thrives in Florida’s humid climate; the longer the algae is on the roof, the more time it has to eat away at the shingles and at your garden. On roofs specifically, the best method of protecting the surface requires a wash that is even softer than a basic soft wash. But it uses a less diluted form of cleansers than a standard soft wash does. Cleaning your roof every two to three years ensures its longer life span, increases its reflective properties which decrease your energy costs, and overall creates a better curb appeal of your roof. 

Stained or painted wood siding is always more porous and requires attention as well. SOFT WASHING wood every one to two years thoroughly can help the longevity of the stain or paint. 

Concrete less than three years old requires a SOFT WASH, and this is primarily to make sure the structural integrity of the surface isn’t compromised. In general, when you are considering a standard cleaning of your house, deck, roof, or newer concrete, SOFT WASHING is the recommended method. For commercial residencies, soft washing is also the preferred method, however, if mold and algae have been long ignored, some pressure washing is often needed.

Overall, the soft wash system is considered to be more effective when tackling exteriors and it turns to last longer.
